A tankless water heater usually costs about $1,400 to $3,900 installed, compared with about $600 to $2,500 for a traditional tank. Switching from a tank to tankless can add up to $2,500 in extra labor when gas lines, venting or electrical service need upgrading. In return, tankless units last longer — around 20 years versus 10 to 15 — and never run out of hot water.
Tank vs. tankless at a glance
| Tank | Tankless | |
|---|---|---|
| Installed cost | $600 – $2,500 | $1,400 – $3,900+ |
| Lifespan | 10 – 15 years | About 20 years |
| Hot water | Runs out when the tank is empty | Endless, up to its flow rate |
| Space | Floor space for a 40–80 gal tank | Small unit on the wall |
| Standby energy loss | Yes, keeps a tank hot | No |
Why tankless installs cost more
- Gas line: gas tankless units need much more gas at once than a tank, so the line often must be upsized.
- Venting: new stainless or PVC venting through a wall or roof.
- Electrical: electric tankless units can need large dedicated circuits — sometimes a panel upgrade.
- Moving the location to an outside wall.
- Permit: usually $25 to $300.
Gas or electric?
Gas tankless units cost more to buy and install but handle more showers at once. Electric tankless units are cheaper to buy but may not keep up in a large family home in a cold climate, where incoming water is colder. Sizing is by gallons per minute (GPM) at your winter water temperature — ask the installer to show the math.
Is tankless worth it?
Often yes if you plan to stay in the home 10+ years, your family runs out of hot water, or you need the floor space. Maybe not if your gas line and venting need major work, or a new efficient tank or heat pump water heater would do the job for less.
What a good quote includes
- Brand, model and GPM rating
- Gas line sizing or electrical circuit work
- Venting and condensate drain (for condensing units)
- Isolation valves for yearly descaling
- Removal of the old tank, permit and labor warranty

Frequently asked questions
How long does a tankless water heater last?
About 20 years with yearly flushing in hard-water areas, compared with 10 to 15 years for most tank heaters.
Do tankless water heaters need maintenance?
Yes. In hard-water areas they should be descaled about once a year. Isolation valves make this quick.
Can a tankless heater run two showers at once?
If it is sized correctly. A whole-home gas unit around 7 to 9 GPM typically handles two showers; a small electric unit may not.
